How do we make this a smooth and painless process?  

  1. We find out everything there is to know about a property. A prospective buyer should not be able to ask us anything about the property that we cannot answer.
  2. We determine the highest and best use of the property, considering location, zoning, land use plans, market forces, population characteristics, utilities, transportation, and any other factors that are unique to that property.
  3. We determine a fair market price range, what we think it would appraise for using comparable sales, what we think it would sell for given aggressive marketing, and what the pricing strategy should be.
  4. We put together a professionally designed set of marketing materials, including  web sites, brochures, signs, and flyers.
  5. We expose the property to hundreds or even thousands of potential buyers though direct mail, email, web sites, commercial listing sites, and phone calls.
  6. We vet prospective buyers to ensure that they are (a) serious buyers and (b) financially viable.
  7. We represent you in the negotiation process and prepare letters of intent (where that is the best strategy), sales agreements, and amendments where necessary. Our objective is always to net you the highest possible price for your property.
  8. We manage the process from signed agreement to closing to ensure that all involved parties (buyer, seller, lender, appraiser, contractors, and closing attorney) complete their assigned tasks accurately and on time.
  9. We identify and manage any post-closing follow up work.
